Affordable Housing, Commercial and Mixed Use
NEWSED has a long history of developing commercial, residential and mixed use real estate that has been the driving force behind our efforts in the creation of a bricks and mortar approach to economic development. In total NEWSED has developed over 650,000 square feet of housing and retail/commercial real estate over the last three decades making NEWSED one of the eldest, most successful and influential Community Development Corporations (CDCs) in the city of Denver.
Past Development Projects
In 2007 NEWSED acquired and rehabbed a multi-family affordable rental housing unit in West Denver located near 10th and Sheridan. It has 63 units and is geared to be a “transit oriented development” because of its proximity to an RTD Light Rail line. This property sits on land owned by ULC. NEWSED sold Jody Apartments in 2023 to Archway Housing.
This development is a phase 2 project of the Chaffee Park Senior Residences. It is physically attached to Chaffee and its address is 4585 North Shoshone Street. This is NEWSED’s most recently completed development. NEWSED partnered with affordable housing developer, The Bergwyn Company to develop this 34 unit extension. Both Chaffee and Shoshone residences are tax credit projects to serve seniors, 62 and older, who make 60% or less of area median income (AMI).
Located in Denver’s Sunnyside neighborhood at 4580 Tejon Street is NEWSED’s most recently completed development. NEWSED partnered with affordable housing developer, The Bergwyn Company. Chaffee Park is made up of 62 units and is one of the only senior residences in Sunnyside allowing many long time residents the opportunity to move back to their original neighborhood.
Mixed Use Development
Located at 901 West 10th Avenue was erected in 2005 and was NEWSED’s first multi-use development incorporating office/retail space and 38 units of affordable housing. La Villa currently houses NEWSED’s home office and three retail businesses.
Commercial Real Estate
Located at 801 Santa Fe Drive it was erected in 1986 and its first tenants were Grease Monkey and Chubby’s Restaurant. The development created 20 jobs. Grease Monkey remains in the same location making it one of the oldest businesses on the Santa Fe Drive corridor.
Commercial Real Estate
Located at the corner of West Colfax and Kalamath Street. Erected in 1979 and consists of 23,000 square feet of retail/office space. This development, when built, was the first new retail development in the community in over 20 years and created in excess of 100 jobs. NEWSED sold Zocalo Shopping Center in 2005.
Commercial Real Estate
Located between 13th and 14th Avenue on Santa Fe Drive across from King Soopers was erected in 1984 and consists of 18,000 square feet of retail space and created over 75 jobs. NEWSED’s development partners were Bob and Linda Alvarado of Alvarado Construction.
Affordable Rental Housing Development
Located at 844 Inca Street and erected in 1999 this development was NEWSED’s first multi-unit affordable rental housing facility. It consists of 12 units.
